The value add company acquires small apartment buildings that need a lot of TLC and completely renovates them, turning them into boutique properties with a little Melrose Place flavor—his first project was a small, boutique community at the corner of Ross & Matilda. Welker plans to perfect the business model in Dallas, and then take it nationwide.
